How are loan proceeds calculated?

The amount of money available depends on 3 factors:

  1. the age of the youngest borrower or eligible non-borrower spouse on title 
  2. the lesser of the appraised value of the property, the sales price of the property (when using a Reverse Mortgage for home purchase) or the national lending limit (now at $625, 500)
  3. the expected (or qualifying) interest rate of the selected loan program

As a general rule, the older you are, the more money you can expect to receive.
